May and June of 2016 represent the hottest real estate market in a decade!  Those who were prepared reaped the financial benefits in a big way.

 

ProfitDuring that 60-day period, homes in move-in condition were receiving multiple offers their first day on the market!  It was common for homes to sell for 2-5% OVER list price.

 

Homes that missed that brief "bubble" had to be extremely cautious with their pricing - those that priced at or near the January through April numbers still sold quite well, those that tried to catch the May/June lighting-in-a-bottle found themselves languishing on the market for the rest of the calendar year and beyond.

 

Dollar QuestionThe big question is, "If/When will we realize a similar market surge during 2017?"  The answer is easy and difficult at the same time.  Historically, the local real estate market sets annual 'highs'  during the May-July timeframe.  There's no reason to doubt our market will again surge during that period.  However; there's no guarantee that we'll experience the same levels of return in either sales price or number of homes sold.  But rest assured that we'll get you the most the market will bear!

 

The little know secret of the local real estate market is that often move-in condition homes will sell for more during the slower times of the year.  Being WPAFB's neighbor, there are always people transferring into the Dayton area.  When housing inventory is down, the cream-of-the-crop tend to sell for more!

 

Here's the key - Be ready before you're ready.

  • Buyers see small projects as a big deal
  • If your home looks like you've outgrown it, buyers will question whether their own belongings will fit
  • Paint is cheap, wallpaper is bad
  • Deferred maintenance defers sales
  • Aromas stick in buyers noses and become the identifiable trait of a home
  • When buyers look at upgrades/repairs they factor in top-dollar labor costs into their offers... even if it's DIY work
